GENERAL TERMS AND CONDITIONS

If on the day of departure the tenant does not comply with the check-out time of 10.00 a.m. at the latest, the landlord has the right to deduct a sum of two times the daily rate from the deposit.

The property is a holiday home. It is not possible to rent the property on an annual basis. It is forbidden for the tenant or any other party to move furniture from its original location, if this rule is not observed, the landlord reserves the right to withhold the deposit.

Pets are allowed but must always be reported to the landlord.

In case of disruption of electricity or water supply, or noise pollution due to nearby works, which may disturb the tenants during their stay, the landlord cannot and will not be held liable for this, if the situations are beyond his control. 

The landlord will do everything within his power to ensure that the tenant has a peaceful stay in the property. If incidents occur as mentioned above by third parties (water and electricity companies, municipality etc), the landlord cannot be held liable.

If tenant notices any damage to objects, or the property itself, tenant must report it to landlord within 24 hours after moving in.

Once the lessor has received the fully completed and signed contract with the 30% deposit, the agreement will be considered binding. If the tenant cancels the contract up to 6 weeks before the date of arrival, the 30% deposit will be retained. If the tenant cancels the contract from 6 weeks to the day of arrival, the full payment will be retained. 

Please note that we recommend travel insurance in case of cancellation.

On the day of departure, the tenant must state whether any damage/loss of or to the house or objects occurred during his stay. The costs will then be determined in consultation with the owner. These costs will be deducted from the deposit.

The property will also be thoroughly inspected upon check-out and cleaning. The full deposit will be transferred to the tenant no later than one week after the tenant's return. This of course if everything has been found in good order or after deduction of costs. If costs have been incurred, the landlord will inform you first.

If the tenant causes damage to the house or objects, the tenant should NOT repair or replace these himself WITHOUT the landlord's approval.

If the lessee is delayed on the day of arrival, this should be reported to the lessor as soon as possible so that there is no unnecessary waiting at the property. If the tenant fails to report this, an hourly rate of €15 will be charged for each hour that the tenant arrives later than communicated. If the schedule permits and the property is available to the tenant earlier in the day, it is possible to move into move into the property. This also applies to departure. Please note: only if it is not a changeover day and the planning allows this!
